Franklin Downtown is a ten-story, 50,000 SF former office building in Wilkes-Barre, PA that AXRIA acquired and converted to residential use in an office to residential repositioning completed in 2025. Originally built in 1920, the project required zoning amendments under C-3 guidelines, full gut-up of core and shell, installation of modern MEP systems and two new elevators, and reconfiguration into market-rate apartments. The firm secured construction and permanent financing, managed all entitlements and design approvals, and oversaw construction through certificate-of-occupancy. The building sits on a 0.74-acre site (FAR 1.55) with 71 surface parking spaces and retains its historic masonry façade. AXRIA continues to own and directly manage the asset.
