Washington Pointe, is an eight-story, 42-unit condominium development with two ground-floor retail bays in Jersey City’s Waterfront Submarket. Delivered by a Co-General Partnership in 2007–2010 for $17 million, the project replaced a former office building with a compact 0.04-acre footprint and a 10.90 FAR. The prior structure was demolished and the new building was build ground-up. Visible from Exchange Place and served by multiple subway lines within a six-minute walk, Washington Pointe achieved full sell-out upon completion. The ground-floor retail includes a 4,400 sf Hot Pod cafe leased through 2039. With a Walk Score of 97 and Transit Score of 83, the development delivers urban living convenience.
