100 Davidson is a three‐story, 64,709 SF office building in Somerset, NJ’s Route 287 West submarket, originally constructed in 1979 and situated on a 3.06-acre parcel with a 0.49 FAR and 258 parking spaces at a 3.40/1,000 SF ratio. The building features two passenger elevators and typical floor plates of 21,600 SF, carrying a 54.1 percent lease rate prior to repositioning. Following AXRIA’S acquisition in March 2023 ($77.27/SF), the firm completed a deep value-add renovation through 2025, reconfiguring interiors to create office condominium units ranging from 836 to 29,722 SF, modernizing common areas, and upgrading MEP systems. AXRIA launched a condominium sales program and offers units for lease.
