E. Windsor Village Mall is a 250,000-square-foot community shopping center. Developed in 1998–2000 with architect Diezt, the single-story masonry center sits on a 17.39-acre parcel (FAR 0.15) and provides 600 surface parking spaces (5.33 per 1,000 SF). The site is currently tenanted by Target (126,200 SF), T.J. Maxx (30,000 SF), Patel Brothers (22,310 SF), and Kohl’s (30,000 SF). Equity was syndicated from institutional investors to fund construction, in phases through final delivery in 2001, and lease-up was guided to a stabilized 96.5 percent occupancy. The asset was sold in 2002 to Kimco Realty Corporation for $24.2 million.
