Menlo Manor is a five-story, 220-unit senior cooperative housing project located in Edison. Completed in 1979–1980, the project was designed by Potter & Potter and financed under the HUD Section 202 Co-op program. As the first phase of the final Urban Renewal Project in the United States, the 11.54-acre site was identified and assembled, and municipal approvals secured, which included single-family homes, mid-rise apartments, and a neighborhood retail component. With a FAR of 0.45, one-bedroom layouts averaging 1,000 square feet, and expansive wrap-around green scaping, Menlo Manor set a benchmark for affordable senior housing.
